Terms and Conditions

The aim of Tiffany Place is to provide accommodations that are clean and comfortable and fully equipped so that you can enjoy your vacation to the fullest. The following terms and conditions are to ensure that our property is kept in the condition equal to the time you arrived. The unit is inspected prior to arrival.  Should you find something broken or not working please report it as soon as possible so that we can repair it for your visit.

Date of Arrival / Duration of Stay  

When making your reservation online please try to book either the first two weeks or the last two weeks of the month.  This way we can get two guests in for the month.   This is especially true for the months of January, February, March, April, May, June and July.  The rest of the months we are more flexible with your dates.

Your stay must be at least two weeks.  You cannot split your stay with another family.  Sorry no exceptions.

Confirmation of Reservation   

If you enter in your dates on our reservation calendar we will either email you or call you to confirm the reservations.  A contract will sent be sent to you in which you will sign and return with your payment.  A contract that is not signed and returned within two weeks will be considered a cancellation.

Payments

You have the choice of making your payments by either check or wire transfer.  To make a reservation you will pay 25 % of the lease and cleaning and the entire tax.   The final balance due must be received by 90 days prior to your arrival. If the optional Traveler’s Insurance is purchased, the total payment is due at the time of booking.

If the reservation is made within the 90 days prior to arrival, the full payment is due and payable immediately. All funds should made payable to Mr. Robert D. Graf.

Cancellations 

Refunds are subject to our ability to re-rent the accommodation.

Trip Cancellation Insurance

We recommend you take out comprehensive trip cancellation insurance to cover unforeseen eventualities. For details please see Trip Cancellation Insurance on our cancellation page.

Refunds

In the event of a cancellation, refunds are subject to our ability to re-rent the property for the dates you reserved.  It is recommended you take out travel insurance to cover the cost of your rental in case of cancellation.

Occupancy

The renter may entertain a maximum of 4 visiting guests. Additional person over four are only allowed by prior arrangement. No visiting guest may sleep overnight in the accommodation and if this occurs a $10 per person surcharge per night will be charged. The management also reserves the right to terminate the rental agreement immediately without refund.

Accommodations

In the event of circumstances beyond our control there will not be any refund.

Check In /Check out times

Arrivals: On or after 3 pm Departure: by 10 am.  When you have a chance please stop by the office and get a parking pass.

Telephone Usage

All local and long distance calls are free within the United States, Canada and Puerto Rico. Renters must use calling cards for international calls. You can purchase these at any retail outlet or at the post office. If a calling card is not used then charges for long distance calls will be deducted from your deposit.

Pets

No pets are allowed.

Security Deposit 

A security deposit of $400 is included in your initial payment and reservation.   Upon inspecting the unit upon your arrival report any damage immediately.  We do not want to hold you responsible for damage you did not do. All damage and broken items from the condo will be deducted from your security deposit.   Should your security deposit not cover the damage you would be responsible for the remainder funds.

The accommodation must be left in reasonable and clean condition or extra cleaning charges may be imposed. In the event that it is found that the accommodation incurred careless damage, requires excessive cleaning, or has missing items, the guest acknowledges and agrees that damages will be deducted from the deposit to replace said items at the fair market price. Customer agrees to pay reasonable attorney fees and all court costs and expenses to enforce this agreement including appellate proceeds with or without legal proceedings.

Smoking

Our accommodations are SMOKE-FREE. Smoking inside will result in a $200 extra cleaning charge. Please enjoy your cigarettes outside your accommodations on balconies, patios or by the pool.

Keys

Two sets of keys will be provided to you.  One set will be on the kitchen counter and the second set will be in the lock box on the front door of the unit.  The combination to this lock box will be provided once the lease is paid in full.  Should you lose a set of keys or lock yourself out you should call Carolea or Robert Graf. We can get you access to another set of keys. You will be responsible to replace the set or be charged to replace them. Upon departing you will leave both sets of keys on the kitchen counter.

Storage Locker  

You will have access to a storage locker located on the ground floor with our unit number on the door.  You are welcome to use what is in the locker, however you will be responsible to rinse off the items used and store back in its original place.  The grill must also be dumped of ashes and charcoal and used in the grilling area.  Upon departing the locker will be checked for cleanliness.  If we need to clean it there will be an additional charge of $50.00.  If there is damage to beach chairs please notify us immediately. .

Rate changes

Rates are subject to change without notice on the website. Confirmed booking rates will never be changed unless directed by the customer i.e.: additional days added.

Online booking and Information

The information provided, though deemed accurate is not guaranteed. It is subject to errors, omissions, and change of price or withdrawal without notice.

Indemnification

The owners shall not be liable to guests or to any party for any damages to property or for the injury to persons on the premises from any cause whatsoever, including defects in the premises or otherwise: guests shall indemnify and hold harmless the owners from any and against all liabilities, claims, expenses, fees, loss of use of actions of any and any kind arising out of renters or their guests use and occupancy of the premises. The management is not responsible for accidents, injury or loss of personal belongings of any kind.

Failure of Equipment/Condition

In the event of failure of equipment to work, please notify us first so repairs can be made. Renter expressly waives and relinquishes any rights or claims against owner for any damage that may result to renter from lack of maintenance, cleanliness, repair, and defect including owners or for ordinary negligence. There will be no refund of all or part of the rental amount for any failure of any of the equipment to work. Maintenance of the unit may occur during your stay. In this case our service department might require access to the unit, with or without formal notice.
